Although real estate investment trusts date to the 1960s, the modern REIT industry didn’t take hold until the 1990s as legislation removed structural restrictions and the US savings and loan crisis served up a rich supply of investable opportunities. As a wave of US REITs came public in the mid 1990s, Duff & Phelps began analyzing and investing in select members of the group on behalf of the DNP Select Income Fund, a closed-end fund managed by Duff & Phelps. REITs held potential to supply a source of diversification and equity income for the strategy and Duff & Phelps quickly moved into the pioneering vanguard of the field’s early experts.
Over the decade of the 1990s, total US REIT assets grew from $9 billion to $140 billion. In 1997, Duff & Phelps began offering a stand-alone REIT investment strategy, leveraging the firm’s analytical expertise and investment discipline in both real estate and equity income investing.
